One area code, very different houses
Raleigh, Durham, Cary and Chapel Hill share the 919. The houses in them don’t. By the Census Bureau’s 2020–2024 American Community Survey, the median Raleigh home was built in 1997, Durham’s in 1995, Cary’s in 1999 and Chapel Hill’s in 1988 — while Apex, Holly Springs and Wake Forest are a decade or more younger.
That spread is the first thing a good Triangle roofer reads when they pull up: a thirty-year-old roof on a Raleigh ranch and a ten-year-old roof on a Wake Forest two-story need very different conversations.

What Raleigh’s housing stock means for your roof
Raleigh has 224,853 homes. 31.8% of them went up between 1980 and 1999 — if yours still wears its first roof, those shingles are more than twenty-five years old. The City of Raleigh’s own historic design guidelines put a good-quality fiberglass shingle roof at twenty to thirty years, so a first-generation roof from those decades is living on borrowed time.
Another 45.1% of Raleigh homes were built in 2000 or later, and the oldest of those roofs are now entering the replacement window. In a neighborhood with an HOA, the covenants often decide shingle color and style before you do — read them before you sign anything.
At the other end, 2.5% of Raleigh’s homes predate 1940. The city’s historic design guidelines note that original roofs from that era may be wood or metal shingles, slate, clay tile or standing-seam metal — materials that need a roofer who has worked with them.
Oakwood, Boylan Heights and Raleigh’s other historic districts
Raleigh’s local historic districts — among them Oakwood, Boylan Heights, Blount Street, Capitol Square, Moore Square, Glenwood-Brooklyn and Prince Hall — run on their own roofing rules. Changing the roof covering on a property in a general historic overlay district is a Minor Work under Raleigh UDO Sec. 10.2.15, which means a Certificate of Appropriateness from city staff before the crew starts.
The Raleigh Historic Development Commission’s design guidelines spell out what staff look for: if a historic roofing material has to go, “replace it in kind, matching the original in scale, detail, pattern, design, material, color, and details such as ridge and hip caps.” They also rule out patching any roofing or flashing with tar or asphalt, and say modern prefab metal roofs are not substitutes for true standing-seam metal.
Ordinary maintenance and repair that doesn’t change a feature’s design, material or appearance is outside that review under state law (G.S. 160D-948). Ask any roofer you’re considering whether they have worked under a certificate before.
The Triangle’s hail calendar
NOAA’s Storm Events Database logged 125 hail reports in Wake County from 2016 through 2025, and 56 of them came in May. Durham County logged 15 over the same ten years. The busiest single day in Wake was September 25, 2020: 24 reports inside forty minutes that evening, from New Hill and Apex up through Morrisville, with stones up to 2.25 inches.
